How to Build the Perfect Florida Sunroom

So you have decided that you would like to add a sunroom to your Florida home. More likely than not, you have more questions than answers. First things first, you need to select a qualified builder to get the project rolling.

• Ask your Sunroom Contractor for references!!! Not just any old references will do, ask for recent customers that have had similar projects completed by the builder.
• Check your Gut.. If something seems too good to be true, it most likely is. There are many unqualified builders out there, make sure you are working with someone who knows the business.
• Design with the End in Mind. Your Sunroom addition should be custom designed to fit your home and the space available for the project. Do not accept out of the box solutions as they are no less expensive and do not offer the custom look of a great project.
• Building Code Matters: Florida is a very unique place to build anything, let alone a room made of glass and metal. The building code has set out a minimum guide for the construction of glass rooms, this should be used as a bare minimum. Be sure your contractor is using a reputable architect or engineer to design the structure. Question how it will be attached to the home, how the roof is built, what type of materials are to be used.
• Pay now or Pay later. Most customers tend to think that the cheaper bid is the better bid. This is most often not the case. It has become industry standard in Florida to bid the project low and produce change orders as the project progresses. Dont get stuck with a half finished project and a non existant contractor.
• Choose locally produced systems. Most sunroom materials come from the cold weather ends of the country. These are not the best system for installation here in Florida. Choose a system that can accomodate High Impact Low-E glass at the least. Anything less will not produce a room that you will be happy with.
